This elegant and beautifully presented four-bedroom town house forms part of a secluded

development with shared grounds and communal gardens in the pleasant town of Lechlade.

The property comprises a light and airy reception hall with stairs rising to the first-floor landing and

access to all the ground floor rooms including a large under stairs cupboard and a refitted

contemporary cloakroom. The open-plan kitchen/family room has fitted wall and base units,

integrated appliances, sink and sash-style window to the front, looking out over the stunning

courtyard. Across the hallway is the stunning sitting room, with a feature gas ''coal-effect'' fireplace and French doors on to the private patio terrace, leading out to the manicured communal gardens.

On the first floor, leading off the landing, are two generous double bedrooms: the large master

bedroom has the benefit of a refitted contemporary en suite shower room, a good selection of high quality built-in wardrobes, and windows to the rear. The second double bedroom has a refitted shower room and built-in double wardrobe. Each of these bedrooms has a stunning Regency-style semi-circular window overlooking the courtyard area. On the landing is a double cupboard housing the washing machine and tumble drier.

The second floor landing gives access to two further double bedrooms, with ample wardrobe and storage space, with generous eaves storage off one of the bedrooms. The accommodation is

completed by a large family bathroom with panelled bath, pedestal wash-hand basin and low-level WC.

Outside, the private paved terrace area is enclosed by mature beech hedging opening to the beautifully tended communal gardens. The property also has a nearby garage (forming part of a communal block) and a separate parking area.

Lechlade-on-Thames is an attractive and historic small market town, situated at the southern borders of the Cotswolds where the rivers Coln and Leach join the Thames.

For centuries Lechlade was a prosperous and important stop on one of the main trading arteries west of London, by both road and river, and had one of the first toll bridges on the Thames. Leisure boats have now replaced the trading vessels and the town is a popular mooring place with a large private marina for boats of all sizes.

The town has an excellent range of facilities including a doctors surgery, the Church of St Lawrence, a butcher, greengrocer, supermarket, library, pharmacy, post office and a highly regarded primary school as well as many local clubs and societies.

It is an excellent base for many Cotswold and river walks and plays host to an annual three day musical festival. More comprehensive amenities can be found at Cirencester (about 14 miles), which has an excellent range of shops and services including Waitrose and a variety independent boutiques, pubs and restaurants.

The area is noted for both its private and state schools. Recreational opportunities in the area include Cheltenham Racecourse, polo at Cirencester and Westonbirt, water sports at the Cotswold Water Park, and a good availability of golf courses, shooting and equestrian facilities.

Cheltenham, Oxford and Bath are excellent cultural centres and are all within easy reach, communication links are excellent with the nearby A40 giving access to the M4 and M5 motorways

whilst Swindon railway station provides a regular and direct service to London Paddington in approximately 60 minutes.
